CANCELLATIONS OF BOOKING
If a guest requests to cancel all or part of the booking he must notify Avilita in writing (email acceptable). The cancellation will take effect from the day the written confirmation is received. Cancellation charges will be payable depending on date of the notification of the cancellation and the period.
The following general regulations shall apply:- More than 90 days (12 weeks) before arrival date: all deposit is refundable.
- From 45 to 89 days (4 to 11 weeks): 50% of full price will be non-refundable.
- From 32 to 44 days: 75% of the full price becomes non refundable.
- From 31 days and less: 100% of the full price becomes non refundable.
Non refundable deposits may be reinstated if a new rental period is secured within three months of original letting date at the sole discretion of villa owner.
The above cancellation charges also apply if Avilita cancels the booking due to non-payment for whatsoever reason.
CHANGE OF BOOKING-Acceptance of any change is subject to approval by the villa's owner.
-A US$100 administration fee will be charged by Avilita for any change of booking after a confirmation has been issued.
An initial deposit of 50% of the total booking amount is requested within 24 hours after confirmation of reservation.
The final payment consisting of the remaining balance must be received at least 14 days prior to guest arrival.100$ advance payment is required if the booking is made less than 60 days before the guest's arrival within 24 hours after confirmation of reservation.
Exclusions & Additional Charges
Rates do not include airport transport, baggage handling, gratuities, telephone, fax and telecommunication charges, car rental, food supply and cooking, soft drinks and/or liquor, personal items and expenses, and any excessive cleaning required upon departure (such as upholstery or rug shampooing, etc) nor replacement of breakages/damages in furniture, decoration and villa finishes.Services included
Rates include services of a designated representative to meet guests at the airport in Phuket and to escort the guests to their villa for an inventory visit; together with the Villa Manager. A second inventory visit shall be made in the Villa before departure to read the meters. In case of a long period stay, the guest shall agree with the Manager about a regular inventory and meter reading visit. The villa is fully equipped with linen, crockery, utensils, and an initial supply of soap and toiletries. Landry, cleaning and other services are not usually provided except as it may be agreed
Rates quoted for a Villa allow for a maximum occupancy of the villa. These persons only are authorised to reside at the Villa as guests. A Villa Manager who is instructed to check the villa occupancy is appointed for a villa.
LINEN & TOWELS
Linen and towels are included in all Villas. These are normally changed every three (3) days. Should the guest require more frequent changes, the Manager is entitled to collect from him additional extra charges . Villa is fitted with a washing/drying machine. Additional laundry services, outsourced by the Manager, will be charged on a per item basis. Outside services must be paid to the Manager’s account at the time incurred.
ARRIVAL & DEPARTURE TIMES
Guests should assume the Check-in time is after 15 PM, and checkout time is prior to 11 AM, unless otherwise agreed.
Flexible arrangements may be taken where possible to accommodate flight arrival/departure times etc.
The number of people staying at the property must not exceed the maximum capacity indicated in the booking form, except in the case of infants (under four years old), or unless specifically authorised in the Schedule of Particulars. Should the LOR-VO representative or the Manager find out that the number of people staying at the Villa exceeds that on the booking form, additional guests will be asked to vacate and in case of non compliance the Booking may be cancelled without any other notice without any refund. The Manager, by the Rules, shall be entitled to take all legal measures to make the above enforceable.
A security deposit shall be used to cover the cost of the proceeding in repair and replacement of any damage or breakages during the occupancy period of the Villa by the guest. This account shall be under vill manager's control who may refund the guest of any overpayment from the deposit if any within 30 days after guest’s departure. The security deposit can be done at checking time with a Credit card print.
It is a condition of the booking that the entire guest party is covered by comprehensive travel insurance (including cancellation, flight delays, loss and damage to baggage and other property) and health insurance (including evacuation and repatriation coverage). Avilita is not responsible to anybody for any and all claims including any accidents related to the use of the Villa and or other facilities in the Estate. Avilita shall not be responsible for any delay, additional expense or inconvenience caused directly or indirectly by events outside Avilita's control.
SECURITY DEPOSIT-Security deposit is 3,750USD / 150,000 THB
Minimum rental period: 3 nights in low season, 7 nights in high season, 10 nights in peak season.

This 3-bedroom villa is located on the upper tier of the estate affording spectacular uninterrupted sea views.
